What we find across Monmouth County
Monmouth County runs the length of New Jersey’s coastal plain, and the ground itself changes character moving toward the bay, older soils under the northern and bayshore towns, younger sandy ground further south toward the shoreline. In Middletown, which is most of what we see here today, that shows up less in the ground and more in the houses standing on it. Close to half the housing predates 1970, built in an era when a masonry chimney was standard and oil was the usual fuel, and the county has since converted overwhelmingly to gas. A flue sized for an oil burner rarely gets resized for the gas appliance that replaces it, and gas exhaust runs cooler than oil ever did, which means more condensation inside a shaft built for a hotter fire. We find that mismatch often enough in Monmouth’s older housing that checking a flue’s actual sizing against its current appliance is close to routine work here.
