What we find across Passaic County

The three Passaic County cities we work in read like three different chapters of the same history. Clifton is the most single-family and the most owner-occupied of the three, with about seven in ten homes built before 1960. Passaic is the oldest of the three and leans hardest toward big apartment buildings, with fewer than one in five homes standalone and nearly half in buildings of five units or more. Paterson sits in between on age but leans hardest into two- and three-family construction, which makes up more than half the city. Across all three, piped gas heats the large majority of households, but Passaic still runs the highest oil-heat share and Paterson the highest electric-heat share, so the three cities do not share one dominant appliance story. What does carry across all three is the state construction code: New Jersey’s one- and two-family subcode now adopts the 2024 IRC, and a structural chimney repair in any of these three cities goes through that municipality’s own construction office before work starts.
